Policy and Code of Conduct

CHECK IN between 1pm and 5pm       CHECK OUT before noon     All guests must register with the office.

QUIET HOURS  10PM – 7AM At any time, reports of unreasonable noise will result in Violators being asked to leave the park

PAYMENT Cash or Credit Only.  ALL RESERVATIONS ARE PRE-PAID Early departures will not be refunded the remainder of booked stay.

ALL RV SITES are 30ft in width and include 20,30 & 50 AMP service, water hookup and sewer drop.  90 degree sewer adapter required.  Please do not drive thru unoccupied RV Sites.

ALL SITES are priced at Four Person Occupancy.  Each additional person is $4 a night up to 8 persons.  There is a MAX LIMIT of 2 vehicles per site- all must be in working order with proper licensing. Vehicles must only park in designated parking pads.

RESTROOM & SHOWER AVAILABLE at the office. Code for access will be provided at check in.

WIFI– Complimentary WI-FI access is available and access code is provided at check in.  Wi-Fi speed is impacted by usage, which tends to be high between 5pm & midnight. We DO NOT GUARANTEE Wi-Fi access at every site.  Our Office and Managers Residence are hotspots and our system is designed to support email, messaging and similar activities. It will not likely support streaming programs like Netflix, YouTube, Hulu, Zoom Etc….

PET POLICY Please help us keep entire property clean, healthy & safe. Pets must be on a leash and waste picked up and disposed of properly. Management reserves the right to refuse pets based on noise, behavior or owner violation of policy. And no pets are to be left outside unattended. .  Non-compliance to this policy could result in extra fees of $25. Repeated violations could result in being asked to leave the park. No Refunds for unused reservation days will be given for this non-compliance issue.

CAMPFIRES– Due to city ordinances no open fires are allowed. Please feel free to use a portable propane grill or utilize one of our grills under the pavilion located next to the office. Charcoal grilling is allowed but ashes must me cooled, bagged and disposed of properly. This is for the safety of all guests in the park.

TRASH & GARBAGE Put all trash directly into large dumpster at the rear of park. Please do not throw cigarette butts on the ground.

Smoking/Drinking at your site is allowed, just please do so responsibly.  Common courtesy goes a long way. Excessive noise/nuisance created by guests/visitors will not be tolerated and violators of this policy will be required to leave the park immediately without any type of refund.

Speed Limit RV Park speed limit is 9 MPH and is strictly enforced.

RV shall be less than 20 years old unless in extremely good condition and appearance. We do reserve the right to refuse accommodations based on poor vehicle appearance and condition. No repairs of RV’s or washing of any vehicle is allowed in the park unless approved by management.

All RV’s must be fully contained and in good working order. Sewer adapters are required. No dumping of grey or black water on the ground. If hoses are not connected properly and leaks or damages occur, guest will be charged for cleanup and repair.

NO TENT CAMPING or sleeping in vehicles outside of the RV at any time.

NO clotheslines, fencing, barriers, pallets, dog kennels, pens, structures, sheds, decks or appliances are allowed on rv sites. Holiday decorations are permitted but must be removed within 2 weeks of holiday’s end.

CAUTION!!! Do not drive stake in ground- you will be responsible for damages. An underground sprinkler system is used for watering from 10pm to 7am from April thru October.

During Cold & Inclement Weather water lines & Hydrants MUST BE HEAT TAPED AND WRAPPED. Damage for negligence will result in $350 replacement & repair fee.  (Sign)_________________________

Skirting for Rv’s during cold weather months must be actual RV Skirting! No scrap wood, siding, hay
bales etc will be allowed to be put up. The park will remain in clean and neat appearance at all times.

Absolutely No discharge or use of firearms or fireworks is allowed in the park.

Nightly or Weekly Reservations:

  • Cancellation 8 days or more prior to arrival will be given a 90% refund of paid reservation.
  • Cancellation 7 days or less will be given a 50% refund of paid reservation .  Cancellation must be made by 5pm MT on the day prior to scheduled arrival.
  • A No Show (< 24 hours) results in forfeiture of all fees paid.
  • No refunds after check in.

Monthly/Extended Stay Reservations:

  • Cancelling 31 days or more prior to arrival – $100 Cancellation Fee, remainder of prepaid reservation refunded.
  • Cancelling 30 days or less prior to arrival – $200 Cancellation Fee, remainder of prepaid reservation refunded.
  • If a reservation is cancelled at any time after the arrival date, there are no refunds for unused days. If guest stays < 30 days, the monthly reservation will be converted to a weekly reservation and additional fees may apply.
  • No shows will forfeit all fees paid.
  • No refunds after check in.

ATTN Extended Stay Vacationers:  

Space Rent is due no later than the first (1st) day of each month. Second (2nd) day, rent is considered delinquent and the current daily rate of $40.00 will be added to the rent per day up to the fifth (5th) day of the month .  You will receive a Delinquent Rent Notice/ Notice of Violation.

If account is not paid in full by the Sixth(6th) day, you will receive a Notice of Termination of Occupancy.  TENANT agrees to vacate the property within twenty four (24) hours of this notice.  If a Notice of Termination of Occupancy is issued then a lock out of all utilities will also be put in place.  ** Summer Reservations are to be paid in full at time of booking.  Utility meter readings will continue at the end of each month and balance due is expected by the 1st of the following month. **

Damage to the RV Park property, including but not limited to restrooms, utilities, landscaping, vehicles, streetlights or signs is prohibited.  Guests will be held responsible for the repair of any damages. We reserve the right to refuse service to anyone.  Main Street Manor RV Park assumes no responsibility for fire, theft, vandalism, wind, rain, flood, tree damage or other natural disasters.  Main Street Manor RV Park is not responsible for any damage to vehicles caused by other guests or visitors. Main Street Manor RV Park is not responsible for any personal property. Main Street Manor RV Park reserves the right to limit the number of occupants on any site as well as the length of stay of any guests.  Willful and repeated disregard for these Guidelines and Policies will result in termination of any tenancy and guests will be forcefully removed from the park if needed. 

Cancellation Policy

No Show: No Refunds

Short stay with less than 7 days before check-in: 50% refund of reservation

Short stay with more than 8 days before check-in: 90% refund of reservation

Monthly/Extended Stay with less than 30 day notice before check-in: $200 cancellation fee

Monthly/Extended Stay with more than 31 days notice before check-in: $100 cancellation fee

There are no refunds for early departure!
